Craving community and real conversations with like-minded investors
A real estate investor — whether full-time or growing your portfolio alongside a W-2
A lifelong learner hungry for growth and new perspectives
A positive, abundance-minded human who believes there’s enough opportunity for everyone
There’s no minimum unit count required — but there is a mindset requirement.
We attract people who are doing the work. After our last retreat, several attendees went under contract within two to five weeks.
If you’re still “thinking about” investing or waiting for the perfect time, this isn’t the space for you.
But if you’re ready to take bold, aligned action — you belong here.

The Villa
Our home for the retreat is a breathtaking 8-bedroom villa in the heart of Antigua, Guatemala — where colonial charm meets modern luxury. Each room features its own ensuite bathroom, providing comfort and privacy throughout your stay. Gather in the lush courtyard surrounded by vibrant greenery, or take in panoramic volcano views from the rooftop. Every corner of this home invites rest, reflection, and connection — the perfect backdrop for your next level of growth.
Optional Hike
(before or after the retreat on your own)
Overnight Hike to Acatenango: What to Expect
Picture this: you depart Antigua in the early morning, loaded with anticipation. The drive to the trailhead brings you through lush Guatemalan landscapes until you arrive at La Soledad, the gateway to the volcano.
From there, the real climb begins, a steady ascent through cloud forest, scarred volcanic terrain, and ever‑higher elevation. And, we mean steady. This is a HARD HIKE. The first day’s hike typically takes 4 to 7 hours, depending on your fitness and pace.
You’ll arrive at base camp sometime before sunset, just in time to settle in, catch your breath, and watch in awe as Volcán Fuego erupts intermittently across the ridge. It’s one of the few moments on Earth where you can witness a live volcanic display from a campsite. You are sleeping in a tent or a small wooden hut in a sleeping bag. This is epic and not luxury.
At camp, you rest, share dinner with your group, and prepare for the final summit push before dawn.
On the second day, you’ll rise early (often around 3‑4 a.m.) to make the final climb in near darkness. The terrain gets steeper and looser (volcanic gravel that slides underfoot) so every step demands intention and focus.
If the skies are clear, you’ll reach the summit in time for sunrise with panoramic views of Guatemala’s volcanos, valleys, and that glowing neighbor, Fuego. Then you’ll descend back to base camp for breakfast and make your way downhill, usually arriving back in Antigua by midday.
Practical Tips & Considerations (for Real Estate Investors Who Love to Hike)
Altitude & physical readiness: You’ll climb from roughly 2,000+ meters up to over 3,900 meters (13,000 ft). Altitude can hit you hard, especially if you aren’t acclimatized. Be sure to hydrate well in the days prior and take it steadily on the trail.
Gear matters: Good footwear, layered clothing, headlamps, gloves, and quality sleeping gear are non-negotiables. Many tour operators provide rentals (sleeping bags, pads, warm outerwear) including the one I will introduce you to.
Optional add-ons: Some hikers opt for a side trek to get closer to Fuego or join a “double whammy” route that includes both volcanoes.
Expect dramatic weather shifts: Clear skies in the early morning don’t always guarantee daytime visibility. Afternoon cloud cover, wind, rain — they all can show up. Plan for cold, wind, and unpredictability.
ROI of time: This isn’t just a hike. It’s a transformational experience. It’s hours of effort for moments of awe, connection, and a shared challenge you’ll never forget. The memories, the shift in perspective, the stories; these are high-leverage moments in your life and brand.
If you are interested, we will introduce you to the tour operator directly. Clients have LOVED this hike.

— Karen Chenaille, Retreat Attendee, real estate agent, and investor

— Amanda Cruise, Retreat Attendee and Investor
What Past Attendees Are Saying
“An intimate retreat with other investors from across the US was exactly what I needed to see my business from a new lens.
Sarah's strengths in listening, coordinating and teaching created a weekend that was so so valuable.
I've never been to a retreat like this! Was such an honor to mingle amongst smart, talented, humble, up-and-coming real estate investors!
If Sarah is involved -- I know I want to be part of it, whatever it may be. Don't wait and wonder. Participate, get involved and level up now!”
- Sylvia Santelli, Retreat Attendee and Investor
“Sarah truly knows how to host a retreat and add special touches. From personalized, handwritten note cards on each pillow, to thought our pairings for activities.. to book giveaways personalized to where people were at. Sarah combined not only real estate investing knowledge but also a persons life as a whole— as sometimes our personal lives and emotions impact our ability to look beyond and grow.
Sarah nailed it with each exercise— and we all left the weekend with specific, personalized, written action items and time bound first next steps. I found new friends and accountably partners in life that are pushing me to grow. 11/10 would attend again.”
— Sarah King, @nerdsguidetofi investor and retreat attendee
“Sarah's retreat was everything I ever wanted from a mastermind retreat. The weekend was packed with thoughtful activities that challenged each investor individually, both personally and professionally. Her retreat created a safe environment for 15 strangers to walk in the room and be able to trust each other, and then walk away with a supporting tribe that holds each other accountable on a daily basis months after the retreat (and even willing to start a syndication after only knowing each other for 3 days!). She has a natural talent to bring people together, to get the best out of people, and to challenge them to help them achieve their goals. She is a thoughtful listener that genuinely cares and who will leave you full of ideas and actionable items for you to achieve your goals. I cannot recommend her retreat more, it has been life changing both as an investor, and on a personal level.”

Yes. You are responsible for your airfare and your travel to/from the airport. The address of the home is: Casa La Bendición Gt, 14 Calle de los Duelos, La Antigua Guatemala. It is approximately 1 hour and 15 minutes from the airport (La Aurora (Guatemala City) International Airport, GUA). We will organize a ride from the airport to the house, but only if you put your flight information here.
-
Traffic in Guatemala gets pretty bad after 4:00 p.m., so I recommend arriving in the morning or any time before 4:00 p.m. In a perfect world, you all arrive on the same flight, but I understand that may be difficult.
-
Yes, all meals are included. Be prepared to enjoy a culinary adventure!
We can accommodate dietary restrictions, but only if we know! So, please be sure to fill out the intake form before January 1.
-
The Guatemalan Quetzal (GTQ) is the official currency of Guatemala.
I highly recommend getting cash out from the airport ATM. It is located in the parking garage across the street from the airport. I have gotten cash out here each time I arrive. If you’re unable to get cash from this ATM, no worries! You can get cash at the ATM in Antigua.
I also recommend a Charles Schwab debit card because they have no ATM fees AND they will reimburse you any fees, which really start to add up if you travel abroad a lot.
-
I have not had an issue with using a credit card almost everywhere at cafes and restaurants, etc., however, some vendors accept cash only.
Again, I highly recommend the Charles Schwab Debit Card because it will reimburse you for all foreign transaction fees and ATM fees.

Yourself and a great attitude! You must bring a notebook and pens.
There will be lots of things to write down and Sarah is notorious for saying, “Write that down!” ;)

February is one of the most pleasant months to visit Guatemala — warm, sunny days and cool, comfortable evenings. Mornings are typically bright and clear, with average highs around 75–80°F (24–27°C) and lows in the mid-50s°F (13–15°C). Rain is rare this time of year, but I still recommend bringing layers for comfort and versatility.
Pack at least one cozy outfit for the villa — mornings can feel crisp, especially if you’re journaling with coffee in hand. During the day, light clothing like dresses, shorts, or breathable fabrics work perfectly. At night, I’m always glad to have a jacket or cardigan on hand.
We’ll also be doing a light group hike, so bring something comfortable for movement — leggings, activewear, and sneakers or hiking shoes all work great.
Evenings and dinners will be casual but cute — think flowy dress with a jean jacket, or leggings and a nice top. The key is comfort and layers so you feel good in every setting, from rooftop sunsets to courtyard conversations.

It is less about a unit count requirement for us. What we are looking for is someone who takes action, so if you don’t own 3+ units right now, you are confident you will in the next 90-180 days.
