I started investing on a $47,000 journalism salary. I was not handy. I was not good at math. I was good at words. Most people who come to me are convinced they need to be a contractor, an engineer, or a man in a fleece vest to invest in real estate. None of that is true. I have taught hundreds of people, most of whom were convinced they were not smart enough, to confidently analyze deals, negotiate with contractors, and buy property in markets four states away from their couch.
The best real estate is real estate you never visit.
Unless it is a beautiful chalet you want to visit. Otherwise, we are buying assets, not hobbies. I do not want you lifting a finger on a rental property. I want you on a plane, on a bike, at your kid's soccer game, or asleep at 9 p.m.
Money is a tool, not a trophy.
I do not care how many doors you own. I care what those doors give you back. Time with people you love. Permission to take care of yourself. The capacity to be the kind of daughter, partner, parent, and friend you actually want to be. Wealth is not the number. Wealth is the life the number unlocks.
No one is coming to save you.
No one is reviewing your credit card statements. No one is asking why you said you wanted to buy a rental this year and did not. I own twenty rental units across Kansas City, Omaha, and Des Moines. I went from three units to fifteen in 93 days. I bought a fourplex from eight thousand miles away.
